The egress window is what turns $5,000 of framing and drywall into a $30,000 bedroom. Without it, you have built a very nice storage room.
Will a basement bedroom appraise like an upstairs bedroom?
Honestly? Not quite. Below-grade space appraises at 50 to 70 percent of above-ground value per square foot. A basement bedroom will not appraise like a second-floor bedroom. But it still counts in the bedroom total buyers filter by, it still appears on the listing, and it still moves the sale price. The $11,000 math holds up even at the conservative end.

About $5,000 in framing and drywall, about $6,000 for the egress window that makes it legal. Just do not skip the window — without it, you do not have a bedroom. You have drywall.
