What is an egress window?

An egress window is a large basement window that meets building code requirements for emergency escape. If a basement is used as a bedroom, code requires a window big enough for a person to climb out of — and for a firefighter to climb in through.

How much does an egress window cost?

Most of our installs land between $6,000 and $9,000. Wall type doesn’t change the price — poured and block cost the same — and every well includes a drainage tie-in as standard. What moves the price most is access (tight backyards cost more to work in), the well style you choose, and oversized windows. Every project is different, so call 216-232-2629 for a firm quote. Projects above $9,000 usually involve additional scope beyond the window itself. The quote we give you is the quote that stands — it won’t change if you call back next week.

How long does installation take?

Most egress windows are a one-day install. We cut the opening, set the window, install the well and drainage, and finish the exterior trim — all in a single day.

Do I need a permit?

In most Northeast Ohio cities, yes. We handle the permit process for you and build it into the project timeline. Requirements vary by city, so we confirm the specifics for your address before we start.

Will installation damage my yard?

We excavate with a mini-excavator, so there will be a dug-out area around the well during the install. We backfill, grade, and clean up when we’re done. Your yard won’t look like a construction zone when we leave.

Do you finish the interior?

We install the window, the well, drainage, and a fully weatherproof exterior trim package. The interior is left ready for your finishing contractor — or your own weekend project.

Keep leaves and debris out of the well, make sure the cover stays in place, and check that water drains freely after heavy rain. That’s it — a few minutes a season.

Can an egress window really add value to my home?

A code-compliant basement bedroom counts as a bedroom when you sell. In most Northeast Ohio markets, adding a legal bedroom is one of the highest-ROI projects a homeowner can do.
