How Much Should an Egress Window Cost?

A professionally installed egress window in Northeast Ohio should cost between $6,000 and $9,000. That is our range, and it is where most honest contractors in this market land.

If someone quotes you $3,500, something is being skipped. If someone quotes you $15,000, you are paying for their marketing budget. Here is what is actually behind the number.

How much does an egress window cost?

Between $6,000 and $9,000 for a complete, permitted, code-compliant install. That is the whole system — not just the window.

What does that price include?

An egress installation is not just a window. The price covers the complete system:

  • Excavation — digging out the well area, typically four or more feet deep
  • Cutting the foundation wall — a clean, code-sized opening cut from the exterior
  • The egress window itself — code-compliant size, operable, with the proper clear opening
  • The window well — steel or composite, sized to code with proper projection from the foundation
  • Drainage — gravel bed and drain tie-in on every well, to move water away from your foundation
  • Well cover — keeps water, leaves, and debris out of the well
  • Exterior trim — a fully weatherproof exterior trim package around the new opening
  • Permits and inspections — pulled and passed, never skipped
  • Backfill and grading — soil replaced and sloped away from the house

When a quote comes in low, ask which of these items is missing. The answer is usually drainage, permits, or the cover — the three things that cause callbacks.

Does wall type affect the price?

No. Poured concrete and block cost the same — wall type does not change what we charge. And drainage is not an upsell: every well we install gets a gravel bed and drain tie-in as standard.

What actually moves the price up or down?

Three things, more than anything else:

  • Tight access. If we cannot get the mini-excavator to the dig site and have to hand-dig or work around fences, decks, and landscaping, the labor goes up.
  • Well style. A basic steel well costs less than a composite or custom masonry-look well. It is your project — you choose.
  • Oversized windows. Bigger than code minimum means a bigger cut, a bigger well, and more of everything.

Toward $6,000: open access, standard well, code-minimum window, straightforward dig.
Toward $9,000: tight access, upgraded well style, oversized window, or a permit-heavy municipality.
Above $9,000: walkout conversions, engineered structural work, retaining walls, or waterproofing tied into the project. At that point you are buying more than an egress window.

Why do some quotes come in at $3,500?

No drainage. No permits. No insurance. Is that a risk you want to take with your home — and your safety?

A well set in dirt with no gravel looks fine for a year. Then the well fills with water, the basement leaks, and you pay someone else to redo it. We fix these.

Why do some quotes hit $15,000?

You are paying for a sales rep’s commission, a showroom, and a national brand’s overhead — not a better window. The window, the well, and the hole in the wall are the same.

How do I know I am getting a fair quote?

If the estimate comes with a two-hour sales presentation and a “sign today for 20% off” pitch, the price was never real. Our estimates are free, no-pressure, and the number does not change if you call back next week.
